This project involved a full Building Regulations application for the conversion of an existing integral garage within the property. The garage had previously undergone a partial DIY-style conversion which had been carried out to a poor standard and without adequate consideration for current Building Regulations requirements.

The client’s objective was to transform the underutilised garage into a comfortable and compliant habitable room that could integrate seamlessly with the remainder of the home, while also improving the external appearance of the property. A key aspect of the proposal involved the removal of the original garage door and the construction of a new insulated cavity wall with a carefully proportioned window opening designed to complement the existing dwelling.

As part of the Building Control submission, detailed drawings and specifications were prepared outlining the proposed wall construction, upgraded insulation strategy, window installation, ventilation provisions, and associated electrical and heating considerations. The design approach focused on creating a high-quality habitable environment while ensuring the alterations remained sympathetic to the original character of the property.

Externally, replacing the garage door with a new window and matching façade treatment significantly improved the street-facing appearance of the dwelling, helping the converted space read as an original part of the house rather than a later alteration. Internally, the completed conversion provides valuable additional living accommodation while delivering substantial improvements in comfort, energy efficiency, and overall usability.

This project demonstrates a practical and detail-focused approach to upgrading non-compliant residential alterations, combining technical problem-solving with thoughtful design integration to successfully enhance existing domestic spaces.
